EPDM β The Budget-Friendly Proven Performer
EPDM rubber has been protecting commercial buildings since the 1960s. It's the lowest-cost quality membrane, it stays flexible in extreme cold (a real advantage in Ohio winters), and it's simple to repair. Metal β Maximum Longevity at a Premium
Standing-seam metal roofing lasts 40β70 years β far longer than any single-ply membrane β and carries the highest insurance ratings for fire and wind. The trade-offs are cost (roughly double TPO) and slope: true flat roofs can't shed water properly with metal, so it's best on low-to-steep slopes rather than dead-flat commercial roofs. For a flat warehouse roof, metal usually isn't the right call; for a low-slope building where you want to install once and never think about it again, it can be.
Choose metal if: you have adequate slope, plan to own the building for decades, and want the longest-lasting option regardless of upfront cost.
