Your estimate
This tool gives a planning range based on typical installed prices for commercial flat roofs in Toledo and Northwest Ohio. It is not a quote or a bid, and actual prices vary with roof condition, materials, and scope. Nothing you enter is sent anywhere.
How the Estimate Works
The ranges come from the installed prices on our Ohio commercial roof cost guide: a fully installed roof including tear-off of one layer, code-compliant insulation, the membrane, and flashings. Roof complexity and the two cost checkboxes don't add hidden fees. They only move your estimate toward the lower or upper end of the typical range.
If the roof is leaking now rather than due for replacement, see what flat roof repair costs. To compare systems, read our TPO vs. EPDM vs. metal guide, and if storm damage is involved, see whether insurance covers it. Not sure whether to repair or replace? Try the Repair or Replace tool.
Calculator FAQs
How much does a commercial flat roof repair cost?
Typical Northwest Ohio ranges are about $300 to $800 for a small patch or spot repair, $800 to $3,000 for several leaks or flashing work at one or two penetrations, and $3,000 to $15,000 or more for larger areas with wet insulation or storm damage. Emergency after-hours visits commonly run $500 to $2,500, often for a temporary fix. Small and mid-size repairs are usually priced as a service call plus materials rather than per square foot.
How accurate is this commercial roof cost estimate?
It's a planning range, not a quote. The ranges are typical fully installed prices for commercial flat roofs in Toledo and Northwest Ohio. Your actual price depends on roof condition, insulation, penetrations, access, and current material costs, which is why a site inspection is the only way to get a firm number.
What's included in the price range?
The replacement ranges assume a fully installed roof: tear-off of one existing layer, new insulation to current code, the membrane, and flashings. They don't include deck repair, extra wet-insulation replacement, structural work, or unusual access such as crane staging. Those are found during an inspection.
Why is a recover cheaper than a full replacement?
A recover installs the new membrane over the existing roof instead of removing it, which can save roughly $1.25 to $2.50 per square foot in tear-off. It's only an option where building code allows it and the existing roof and insulation are dry and sound, which an inspection or moisture survey confirms.
When does a restoration coating make sense?
When the membrane is aging but the deck and insulation are still dry, a restoration coating can add roughly 10 to 20 years at about half the price of replacement. It isn't an option for roofs with widespread wet insulation. Our inspection includes an infrared moisture survey to find out.
